Terms of Use
Version 1.0, in effect since October 31, 2026
These terms govern the use of Condelly: the condelly.com website, the management portal and the Condelly app. By creating an account or accepting an invitation, you accept these terms. How we handle personal data is set out in the Privacy Policy.
1. Who we are
Contact: suporte@condelly.com.
The terms apply to two kinds of users:
- Client companies: condominium management companies that create an account and subscribe to Condelly for the condominiums they manage.
- Invited users: residents and staff, who join Condelly by invitation from a client company.
If a client company has its own contract with us, that contract prevails over these terms where they differ.
2. The service
Condelly lets management companies and residents:
- Report and follow incidents, with photos, statuses, people responsible, next actions and, when known, deadlines and costs.
- Comment on incidents publicly, reply, like comments and follow or mute an incident.
- Publish and read the condominium's announcements and documents.
- Receive notifications on their phone and in the portal.
- Manage several condominiums, units, residents, staff and internal notes that only staff can see.
Condelly does not do accounting, fee management, condominium payments or formal general meetings. The service is under active development: we may add, change or remove features, and we tell client companies before removing an important feature.
3. Accounts
- Only companies can create an account on their own. Residents and staff always join by an invitation sent by email.
- You can sign in with email and password or with a Google account that uses the same email.
- Account details must be true and up to date. Each account is personal and must not be shared.
- You are responsible for keeping your password and access to your email secure. Company staff confirm each new device with a code sent by email.
- If you suspect someone is misusing your account, tell us straight away at suporte@condelly.com.
4. Client company responsibilities
The client company:
- Decides who it invites, what access it gives and when it removes it.
- Is the controller of the personal data it manages in Condelly about its condominiums, and makes sure it has a legal basis for this and informs residents.
- Is responsible for the content its staff publish, including announcements, documents and incident updates.
- Keeps the list of residents and staff with access up to date.
5. Processing data on behalf of the client company
For the data the client company manages in Condelly, we act as a processor under Article 28 GDPR. We undertake to:
- Process that data only to provide the service and following the company's documented instructions, which include these terms and the way it uses Condelly.
- Make sure everyone with access to the data is bound by confidentiality.
- Apply appropriate security measures, described in the Privacy Policy.
- Use only the processors listed in the Privacy Policy and tell the company before adding or replacing one, so it can object.
- Help the company answer data subjects' requests and meet its security and assessment obligations.
- Tell the company without undue delay if we become aware of a data breach.
- At the end of the subscription, provide a copy of the data on request and delete it within 90 days, unless the law requires keeping it.
- Make available the information needed to show we meet these obligations.
6. Acceptable use
You must not use Condelly to:
- Publish content that is illegal, offensive, defamatory or discriminatory, or that infringes other people's rights.
- Publish other people's personal data that is not needed to manage the condominium.
- Try to access data of other companies, condominiums or users, or get around the access and security rules.
- Send spam or malware, or overload the service.
Remember that public comments are seen by neighbours in the same condominium, with your first name and unit. We may remove content or suspend accounts that break these rules and, where possible, we tell the client company first.
7. Content
The content you publish remains yours or the client company's. You only give us the permission we need to store it, show it and send it within Condelly to the people who have access to it. We do not review content before it is published and we do not translate it automatically.
8. Prices and payment
- Only client companies pay for Condelly. Residents and staff pay nothing to Condelly.
- The price is that of the plan published on the website or of a proposal agreed with the company. Amounts are in euros, plus VAT at the legal rate where applicable.
- Payments are made on the web portal, never inside the app.
- We tell client companies about any price change at least 30 days in advance.
9. Term and termination
- The client company can cancel its subscription at any time, effective at the end of the period already paid.
- Any user can delete their account in the app or the portal. A company owner arranges this with us, so the company is not left without an owner.
- We may suspend or close an account for a serious breach of these terms or non-payment, after warning the client company, except in urgent cases.
- When the subscription ends, the company can ask for a copy of the data. The data is deleted within 90 days.
10. Availability and support
We do our best to keep Condelly available and secure, but we do not guarantee it will work without interruptions or errors, for example during maintenance or provider outages. Support is provided by email at suporte@condelly.com.
11. Liability
To the extent permitted by law:
- We are not liable for content published by users or for management companies' decisions about the condominiums.
- We are not liable for failures of third-party services we do not control, such as mobile operators, app stores or notification services.
- Towards client companies, our total liability is limited to the amount paid in the 12 months before the event giving rise to it, and does not cover loss of profit or indirect damage.
Nothing in these terms limits liability for wilful misconduct or gross negligence, or the rights the law gives consumers.
12. Intellectual property
The Condelly name, brand, software and design belong to Condelly or its licensors. These terms give you no rights over them beyond using the service.
13. Changes to these terms
These terms have a version number and date. When we change them, we publish the new version on this page and keep the previous ones available. We give at least 30 days' notice of significant changes, on the website, in the portal, in the app or by email. If you do not agree, you can stop using Condelly and delete your account before the change takes effect.
14. Governing law and disputes
These terms are governed by Portuguese law. Disputes are settled by the competent Portuguese courts, without prejudice to the rules that protect consumers.
If you are a consumer, you can use an alternative consumer dispute resolution body. The list is available on the Portuguese Consumer Portal (www.consumidor.gov.pt). You can also use the Portuguese electronic complaints book (www.livroreclamacoes.pt).
